The multi-tenant property, built in 1998 in Bessemerstrasse 82 comprises a total rental area of around 11,000 square metres. The nearby suburban railway station and the long-distance railway station Berlin-Südkreuz, as well as the connection to the A 100 city motorway provide easy access to Berlin’s central railway station, BER airport and other Berlin districts. Around 95 percent of the building is currently rented to over 43 tenants.
The flexible building fabric allows us to implement modern open-space office concepts by combining individual spaces and redesigning them to meet New Work requirements. This also includes upgrading the outdoor facilities, for example by creating a spacious outdoor area in a backyard location to offer tenants a high quality of stay in the future. Moreover, we are also redesigning the entrance area. We pursue an ESG concept in all these conversion and extension measures.
Several public parks and green spaces, including the Schöneberger Südgelände and the Tempelhof Field, as well as cultural institutions such as the Malzfabrik or the UFA-Fabrik are located in the vicinity of our property and create the right mixture for a livable, urban space. We want to position the building as a dynamic cultural and office hub in this submarket and thus leverage its urban potential.
